What size is the Footing? Engineered with approximately 16" x 18" with 4-#4 reinforced steel.

What type of Foundation does it have, and how is it designed? The concrete footing and slab system was engineered as a "Post Tension" design. A "Post Tension" system is designed as a monolithic poured slab, with steel cables within the concrete slab on 3' to 4' centers. Once the concrete has set, the cables are "stressed", creating thousands of pounds of force to hold it together. The idea behind this force is allowing this house to move and shift in the different seasons of the year, causing less cracking, therefore, less separation.

What factor insulation was used? R-13 in the walls and R-30 in the ceiling (see label inside hot water closet in the garage)

What type of roofing was used? Tamko 25 year Heritage II

Where did the Brick come from? Acme Brick Company in Tulsa

Who are the utility companies? The Town of Skiatook maintains the water supply from Skiatook Lake, sewer and streets, ONG serves as the natural gas supply. Cable TV is supplied by Community Cablevison of Skiatook, and Southwestern Bell provides the telephone service.

What kind of warranty comes with this house? One full year, top to bottom.

Where are the Appliances? Well, we want you, the "New Home Owner" to have the brand name and type you want. The price of this home includes an ample $750.00 allowance for you to choose the ones you like.

Exterior Doors/Windows? All exterior doors are metal clad insulated with thermo-pane glass. Windows are aluminum insulated glass as well.

What about the Heating and Cooling System? Required calculations and installation are professionally done and designed for many years of trouble free use.

What kind of paint was used? Both the interior and exterior of this home was painted with Sherwin-Williams Paint.

What about the Hardwood Flooring and Carpeting? The hardwood floor is a 3/8" Tongue & Groove construction, pre-finished for many years of beauty and durability. The carpet is 28 ounce with a 1/2" pad.

What type of materials are the cabinets made of? These particular cabinets are built of Ash, with a Stained Finish to bring out the natural beauty of the wood grain.

A Word about our Subcontractors Some of our Subcontractors have been with us for over 20 years. They are reliable and trustworthy companies.

Lighting Most of our Light Fixtures are purchased from B&B Lights and Fans, Garbe’s, and Siemones in Tulsa, however, when building Custom Homes, the customer may choose where the fixtures are purchased.

Plumbing Most fixtures are supplied by the plumbing contractor. There again, custom buyers occasionally prefer to choose some of these.

Security System This home is rough wired for a security system which may be monitored for police and/or fire protection. The feature may be installed at a minimum cost (approximately $600.00 by our Subcontractor now), or at a later date.
